Hula and The Real Estate Market Today

December 5th, 2007 10:09 PM

The process where a home is auctioned at the courthouse steps. Step one your behind on payments, step two you receive an NOD (notice of default) step three you receive an NOTS (notice of trustee sale) step four auction.

As a realtor you work with buyers, sellers, investors, lenders, title reps, escrow officers, other agents, home inspectors, appraisers, and the list goes on. The most important thing to remember is that they are all real people, and with the difficult circumstance of a Trustee Sale the emotion and tension is thicker than normal.

Trustee Sale, not fun but necessary for a lender to do what they can to recover their losses.

Trustee Sale, an opportunity for an investor to pick up a property at below market prices.

Trustee Sale, a feeling of failure to have lost their family home and much more.

All this to say, Trustee Sales are much more than what they appear to be.
