Hula and The Real Estate Market Today

Everyone knows about the great tax incentive to purchase in 2009...but our time is running out so what will be the incentive for 2010??? Well there working on it, some want to add more $ which I think would be even better but....does this take the incentive off buyers to still purchase this year?

I hope not, there is no guarantee for next year only the rumors of a continuance. How about those FHA loans where you can use the tax credit now instead of waiting to file taxes? Well another unsure....it seems like we are in one of those gray areas but we can go for what we know is a guarantee right now.

Home prices are still low, interest is still low all we are missing is inventory. We know that there are properties, banks just need to work with Realtors to get them off the Short Sale wheel quicker and moved from the Loss Mitigators desks to become REO's. Seems so easy to say.....so hard to get done.

My best suggestion is the same one I've had all year, don't give up and don't give in, anything worth having is worth working hard to get even when it seems like you have expanded your willingness to move forward....DON'T

That home you've been hoping for can be the next offer you make. 1st Time Homebuyers go for it.

Notice-ability

Everyone is all about the Social Networking, Facebook, Twitter, U-Tube, U-Name It we'll invent it.....I know it's the thing to do but seriously by the time I learn one everyone else will have moved over to a new forum. I'm still trying to figure out the acronyms on text messages I receive. (Thank you Amy for helping me with that one)

Do I think it works, absolutely. Do I need to know all of it, not really. This business although cell and internet play a huge part is still mainly face to face with service as the KEY component to attract and keep business. So thank goodness this is an area I feel I excel in. I don't think I'll ever claim to know it all but I can say that when it comes to people I'm definitely tuned in.

I can say for sure that everyone is different with different ways of getting things done but under it all the same needs will always apply. Finding out what those needs are and making your best effort to meet them requires a heart of service. After witnessing many colleagues in the field I'm sometimes at a loss for words at how poorly their service ranks. Of course we all have those.. what happen to my life days.. but all in all you can tell a person by their consistent patterns of behavior. I count myself blessed to have the best clients to work with every day. And when it comes to true friends there are no takers only givers, again I'm thankful.

So when it comes to being Noticed, let it be for the right reasons and not just because your face is plastered over every new tech do-hicky out there.

Real Estate by Computer

How amazing that just a few years ago only a handful of people trusted the computer enough to put all their vital information on, paying bills, trading stock, keeping all your personal information, purchasing products, sending farm animals as facebook gifts and so on.

Real Estate has become the same, face to face is usually the 2nd or 3rd step not the 1st. After meeting via internet, email, text's, phone then if you pass all the above you get the opportunity to finally meet your prospective client.

In some ways I do like this process also, less running around, less time wasted, and less costs involved (except for paying for all your techy tools).

It's time to move forward who knows what the future of Real Estate will look like, I'm eager to know and have that glossed over stare that's inevitable when learning a new tech widget.

4 month countdown for tax incentive

It's the countdown, for those of you who are making offers on properties with the intention of receiving this tax credit of 8K this year need to hop to it.

Everyone knows a Short Sale Acceptance/Approval could take 4months so don't think you have a lot of time, time is running out.

Not to mention the fact that the tide seems to indicate that interest will be going up as it has been lately and even the prices on homes have been showing some increases. Yes, the banks are tight and Yes inventory is low but don't let that stop you. It has never been a better time to purchase that 1st home or even vacation property. As the saying goes "This too Shall End" does apply to the Real Estate Market today.

If your just looking and staying on the fence don't make your Realtor crazy be clear with your intentions, and move over there are buyers who are serious and will push you to get that property for themselves. As I continue to work with buyers I have both types and I can tell you 1st hand that sitting on the fence is not where you want to be.

August is the time to get your property once accepted it will be 30-90 days before you can put your feet in to your new home. And that keeps you just under the wire for the tax credit.

Best Advice.....Just Do It, you won't regret the fact that you purchased at a low price, with a low interest and a tax advantage.

Weichert Lead Network/Works

Wow, since my broker joined the Weichert team my business has been booming. They have an awesome Lead Generating System that connects their agents with buyers/sellers instantly. I'm amazed at the leads that have been coming my way. It's true that not all leads are practical (too far to travel) but that's not Weichert's fault since they get the lead and just pass it our way. The fact that leads are given at all is wonderful, some Real Estate Company's choose to only give to their top agents who are already overwhelmed and there never given to anyone else in the office.

So my blog today is to say Thank You Weichert Realtors, Gold Coast for your great system and Thank You that all realtors are equal in receiving.

Now I better get to work, to turn those leads into transactions.
